Red River Community Information
All city roads leading to Powder Puff and all interior city roads are fully paved.
There are underground city utilities, to include natural gas, electricity, water, sewer, telephone, and cable.
Powder Puff Community is in the City limits, and in walking distance of shopping, dining, entertainment, and recreational activities.
Powder Puff Community consists of 35 home sites, 11 that border the river, & 9 that border Cibola National Forest. All enjoy the dramatic and serene views of the mountains and their surroundings.
There are filed Restrictive Covenants that protect and maintain the quality condition and continuity of the community.
Red River Neighborhood Information
Red River is the closest Rocky Mountain resort to Texas and Oklahoma, and a short drive from Southern Colorado. Located within the popular Enchanted Circle, the 84-mile scenic drive includes other drive destinations such as Eagle Nest, Angel Fire, and Taos. Just three short hours from Albuquerque, and two hours from Santa Fe, many New Mexicans also enjoy this outdoor wonderland resort.
The scenery is spectacular and unspoiled, surrounded by the steep walls of the Sangre de Cristo mountain range. Enclosed within a serene alpine valley, the Town boasts a river running right through the middle, and is surrounded by 1.5 million acres of Carson National Forest.
Red River has a very colorful western history, and has retained its’ small town charm through the years. The town’s long history can be seen through the architecture that has remained, and with the many old-time settlers and the wonderful stories they love to tell. Visitors are well entertained with quaint shops and restaurants that frame Main Street, and great nighttime entertainment that livens up the town at night.
Red River is one of New Mexico’s primary vacation and winter sports venues. Activities include: hiking, biking, fishing, hunting, jeep and four-wheeling, skiing, cross-country, snow-mobiling, snow-boarding, and of course, shopping. The rest is left to the imagination! Whatever the season: Summer, Spring, Fall, and Winter - there is always something to do in Red River!
Summary of the Guidelines for the Architectural Control Committee (A.C.C.)

House must be finished in logs or natural wood siding of an earth-tone color approved by the A.C.C. Other types of finishes may be approved by the A.C.C. on a case-by-case basis.
Trim and/or exposed wood shall be natural or from a selection of approved colors by the A.C.C.
Garage doors shall be raised panel with a color to match trim.
All roofs must be pitched roofs with a metal or tile material with a color approved by the A.C.C. Other types of roofing may be approved on a case-by-case basis.
All front yards must have a minimum of six trees as part of builder’s improvements to homebuyer and shall consist of landscaping as set forth by the A.C.C.
All walls facing a street will be of a material approved by the A.C.C. Yard gates shall be wrought iron or custom wood gates.
The minimum size allowed for duplexes shall not be less than 1,200 heated square feet, and for single-family shall not be less than 1,400 heated square feet. All homes must be site-built, unless otherwise approved by the A.C.C.
One lot may have no more than a two-family unit, with each having a minimum of a two-car garage attached or detached.
Minimum setbacks shall not be less than 25’ from the front, and 20’ from the rear property line.
Any lot 60’ wide or less shall have 5’ side setbacks on both sides. Any lot from 60’-80’ wide shall have 10’ on one side and 5’ on other side. Any lot over 80’ shall have 10’ side setbacks on both sides.
